The Development

  • Cappella Group is a New Zealand owned company specialising in the identification, preparation and development of landholdings for commercial and residential property uses. Integral to their approach is a deep understanding of the property market developed over many years of experience.   • Reimagine rural living with Karaka Village. Over 81 hectares masterplanned to become the focal point for Karaka – a rural village blended with modern amenities, in a location that has it all. At completion Karaka Village will include its very own village centre plus a community space and restaurant.

    Retaining, protecting, and enhancing the natural beauty and biodiversity on which Karaka Village is built, the community is integrated with a working farm. Furthermore, over 20 hectares of protected village greens, pocket parks, walking trails and bio-diverse wetlands will be ready to explore and enjoy.

  • The Village Centre will provide a range of boutique shops, services and eateries and is set to form a central point for the local and wider community. The stunning modern design and versatile indoor/outdoor space of these areas will also accommodate farmers markets and seasonal events.

  • The architecturally designed pavilion, Kahui, will provide delight for residents and visitors – an eatery provides spaces to nourish and connect, while next door boasts a unique space for all things community: yoga classes, art exhibitions, bee-keeping courses and special celebrations. Kahui also overlooks a vast lawn with its own vegetable gardens and orchard.

  • Karaka Village’s existing amenities consist of a convenience shop, community hall, museum, church, rugby, tennis, bowling club – plus primary and secondary schooling.

  • Yes. Resource Consent has been granted for the current Masterplan and Consent has also been granted for Stage 1.

  • The sections in stage one are scheduled to be completed by the end of March 2024 with titles issued in June 2024. The first houses will be completed by the end of 2024.

  • These commercial components are expected to be complete once approximately 500 houses are built but they are subject to tenant demand.

  • Yes. The Karaka Village Residents Society will own and maintain all of the open space amenities for the benefit of residents. There is an annual cost to each home owner of $1000 per annum.

  • Karaka Village is committed to playing their part in helping New Zealand achieve the global goal of net zero carbon emissions by 2050, so they will be looking at every aspect – from the ground preparation to the drainage and water systems, to the consideration of building materials that can offset embodied carbon. Even the landscaping has a role to perform – achieving low carbon emissions and biodiversity.

  • Yes. There is an existing Memorandum of Understanding agreement with Ngati Tamaoho, Ngati te Ata and Te Akitai Waiohua which relates to the consenting and ongoing development of the Karaka Village. Mana Whenua have had specific input on the masterplan, earthworks (including cultural inductions and monitoring) water and wastewater treatment and disposal, wetland design, landscaping, rainwater reuse and stormwater treatment. There is ongoing consultation on street naming, cultural integration and the remaining resource consents.

The Lots

  • Karaka Village will have a range of home options available for sale from sections to design and build your own home, to Three and Four bedroom house and land packages or if you are a first time buyer 3 bedroom Kiwibuild homes.

  • Often referred to as ‘fee simple’, freehold means that you own the land outright.

  • A 10% deposit is payable on signing of a sale and purchase agreement and satisfaction of any of your purchaser conditions.

  • Yes. Your deposit is held in the Vendor’s solicitor’s trust account until settlement.

  • The 10th working day after the Title has been issued.

  • Yes. Alongside maintenance outcomes, the Residents Society will also enforce bylaws and design guidelines (through the Design Review Panel), that will further protect the quality lifestyle expected by residents of Karaka Village. The Design Guidelines ensure a cohesive aesthetic outcome, enhancing the neighbourhood with all homes designed to a high architectural standard.

Services

  • Yes. All sections will have a connection available to high speed fibre internet services.

  • All sections will have services delivered to the boundary including power, water, stormwater and sewage connections.

  • Yes, but they must be approved by the Design Review Panel as per Clause 2 in the Bylaws of Karaka Village Residents’ Society Incorporated.

  • Karaka Village Water Limited (Water Co), owned by Karaka Village Residents’ Society Incorporated will provide Water Services in the Karaka North Sub-precincts.

    Water Co is a registered drinking water supplier and must comply with the requirements under the Water Services Act 2021.

  • In the pursuit of a low carbon emission solution, Potable Water Services are provided by extracting groundwater from a deep aquifer through two on-site bores.

  • Water treatment plant process including filtration, UV disinfection and chlorination.

  • Potable water that meets drinking water standards is stored within on-site reservoirs to supply the reticulated network.

  • Wastewater is received at the on-site wastewater treatment plant from the reticulated pressure sewer network.

  • After initial screening, biological treatment occurs through aerated tanks. Treated wastewater is then pulled through membrane filters, to final UV disinfection and chlorination, to produce clear and odourless treated wastewater.

  • Treated wastewater is discharged through underground soakage lines and trenches.

  • Fixed and variable water / wastewater charges will be applied to each property, with the charges mirroring that charged by Watercare on the wider Auckland network.

  • Reticulated natural gas is not available. Properties can adopt a bottled LPG solution if desired.
