We’ve gone the extra mile to ensure Karaka Village is thoughtfully designed from the inside out.

We’re committed to playing our part in helping New Zealand achieve the global goal of net zero carbon emissions by 2050, so we will be looking at every aspect – from the ground preparation, to the drainage and water systems, to the consideration of building materials that can offset embodied carbon.

Even our landscaping has a role to perform – achieving low carbon emissions and biodiversity.

All stormwater is treated on site through a carefully designed network of tree pits, wetlands and swales. Each house site will be required to install a rainwater reuse system that reduces demand on the potable drinking water network, resulting in savings for the homeowner and water conservation outcomes.

The Village Centre and Village Green will become special spots for both the local and wider community. ‘Kahui’, the architecturally designed pavilion, is a unique gathering spot that neighbours the community garden. And nearby, outside of Karaka Village lies a convenience shop, childcare centre, community hall, museum, extensive sports facilities and primary/secondary schooling.

In the pursuit of a low carbon emission solution for servicing Karaka Village, and by utilising cutting edge technologies, potable drinking water within Karaka Village is treated and supplied by an onsite private water treatment plant – professionally run by a registered drinking water provider that is wholly owned by the Residents Society. Similarly, the resultant wastewater is treated and disposed on site via the private wastewater treatment plant, to grade-A recycled water quality.

It takes a village.

The Karaka Village ‘Residents Society’ will own and maintain all of the open space amenities for the benefit of residents. Alongside maintenance outcomes that preserve the pristine living environment and value of your investment, the Society will also enforce bylaws and design guidelines (through the Design Review Panel), that will further protect the quality lifestyle expected by residents of Karaka Village. The Society will wholly own the entity providing water and wastewater services within the Village.

From the pastures to the village centre, community garden to café table – Karaka Village is a place to connect. Fostering a welcoming, inclusive community, our goal for ‘connected living’ has been threaded throughout the development plans of this soon-to-be thriving location.
